Asphalt Care and Why We Need It

When it comes to asphalt and its maintenance program, it is very easy to ignore it, and hope it will all go away. Unfortunately, that is exactly what will happen if nobody pays any attention to it. Don’t wait until you are plagued with cracks, oil stains, potholes, and alligator cracking to care for your asphalt. If you do, the repairs can be costly, or, worse, you may have to replace all of the asphalt.

The need for an asphalt preventative maintenance program is of the utmost importance. The cost of such a plan is a fraction of the replacement cost and can double the pavement life.

Crack Sealing

Where it all begins: if asphalt is left exposed to the elements, it will start to deteriorate right away. After a short period of time you will be subject to some of the following problems.

Cracks. Surface cracks are most commonly the first signs of deterioration. These are caused by the expansion and contraction of the asphalt as it ages. As asphalt is exposed to the elements, it loses its oils and starts to become brittle. It is then no longer able to expand and contract as it once could, and in order for it to move with the temperature changes, it forms expansion cracks. It is very important to fill these cracks as soon as possible, so water does not infiltrate and destroy the sub-base.

Benefits of Crack Sealing. If cracks in asphalt concrete pavements are not sealed, surface water penetration can reduce the strength of base and sub-base layers. This can result in increased deflections and accelerating deterioration of the surface due to development of greater cracking, depressions and potholes. Crack sealing is performed to reduce water penetration and thereby help maintain pavement structural capacity and to limit future degradation.

Pothole Repair

Potholes are a major problem and can become a safety issue both for vehicles and pedestrians. If not repaired, not only can larger sections of the pavement buckle and fall away but, owners and managers can face safety lawsuits. We highly recommend repairing potholes, and therefore also offer this valuable service to our customers.
